Downtown hotel buildings often occupy prime downtown sites, but that has not prevented many from standing empty for years while waiting for an owner or tenant needing plenty of room. Fortunately, several have recently been rehabilitated, providing good examples for towns with their own such "white elephants."

Former Phoenix Hotel in Waycross  Waycross' Phoenix Hotel now houses the headquarters of The Jones Company.
Fitzpatrick Hotel in Washington after rehabilitation (thumbnail photo)   The old Fitzpatrick Hotel in Washington has regained much of its 1898 splendor.
Forrest Hotel in Rome   The former Forrest Hotel in Rome now houses 27 downtown apartments.
